MLS Flat Fee Listing Service is not for everyone. Sellers must be willing to provide all documentation, coordinate and attend showings, arrange additional advertising, negotiate contracts, inspections, appraisal and closing, with all the additional responsibilities in between. The Multiple Listing Service Property Information Network, Inc. with its links to Realtor.com, is the primary listing site for property in Massachusetts. Only licensed real estate brokers are allowed to list property with MLSPIN. Our MLS Flat Fee Listing service allows you to list your property on the Multiple Listing Service through a simple fee agreement with Avenue 3 Real Estate. What Do I Need To Know?
MLS Flat Fee Listing Service allows Avenue 3 to provide limited assistance to the Seller. With the MLS Flat Fee Listing Service, Avenue 3 will not advise you on property value, negotiating, offers, inspections, closings, or any other aspect of a transaction which may result from your MLS Flat Fee Listing.
Your listing will be posted to the MLSPIN for a period of up to one year, at which time it may be renewed or withdrawn. Should your property sell before the one year period, or should you decide to cancel the listing, the property will be removed from MLSPIN.
Buyers and agents will contact you directly to view and show the property.
MLSPIN requires that every seller post a buyer's agent fee that the seller is willing to pay. This fee typically ranges from 2% - 3% of the sale price.
MLSPIN requires that the seller provide at least one exterior photo. Avenue 3 recommends up to 12 photos for each property.
MLSPIN prohibits any Seller using MLS Flat Fee Listing Service from posting a For Sale By Owner sign. Avenue 3 can provide a For Sale sign should you request one.

Email your photographs to MLSONLY@avenue3re.com
Contact us with any questions, Contact A3.
Avenue 3 will contact you to confirm receipt of your property information. Within 24 hours, Avenue 3 will email you a draft of the listing as it will appear in MLSPIN. Once you confirm that all of the information is correct, we will post your property to the Multiple Listing Service and Realtor.com.
